A lot of the older block homes we work in around St. Petersburg and Clearwater still have whatever went down decades ago — original terrazzo under carpet, cracked vinyl, tile that was never installed level to begin with. Before any flooring goes down, we check the substrate for high spots, low spots and cracks, because flooring installed over an uneven floor telegraphs every flaw within a year — a hollow-sounding tile, a plank that clicks when you step on it, a line where two rooms don't meet flush. Self-leveling compound and proper prep take time that doesn't show in the finished floor, but it's what keeps that floor flat five years from now instead of six months from now.

Layout gets planned before the first piece is cut — where the seams fall, which direction the planks run, how the pattern carries from room to room so hallways and open floor plans read as one continuous floor instead of a patchwork of rooms. Old flooring removal, leveling, and the install itself all happen in that order for a reason.
